We are delighted that you are interested in renting a home from Black Swan Living Property Management. We offer high quality homes coupled with exceptional customer service and maintenance. Accordingly, we seek applicants who demonstrate a pattern of creditworthiness, lack of serious criminal background history, and other qualifications as described below to live in our homes. We strive to have a quick and efficient application and screening process that is applied consistently to all applications. Applications Are Free

There is no application fee for any member of your household, and your application can be considered for any available home in our portfolio. Because applying costs you nothing, we encourage everyone interested in living with us to apply.

Complete Applications Only

Every adult who will live in the home must submit a full application. We do not pre-approve or pre-deny anyone based on a conversation or partial information. We make a decision only after reviewing a complete application for every member of the household. Some income-restricted and student housing communities require additional program documents.

What We Review

Each application is reviewed for:

  • Identity, with a valid government-issued photo ID

  • Income and ability to pay rent. We consider income from all lawful sources, including rental assistance

  • Credit history. We do not consider medical debt or student loan debt

  • Rental history, including landlord references

  • Criminal history

  • Accuracy and completeness of the information provided

Depending on the results, an application may be approved, approved with conditions (such as an additional security deposit or a qualified guarantor), or not approved.

Business Relationship

Our relationship with applicants and residents is a business relationship, and we expect courteous communication on both sides. We may decline an application if an applicant threatens, harasses or is verbally abusive toward our staff, residents or vendors during the showing or application process.

Screening and Decisions

All applications are screened against our full screening criteria upon submission. If an application is not approved, or is approved with conditions, the applicant will receive an adverse action letter explaining the reason for the decision and the next steps, including how to get a free copy of the screening report and how to dispute any information in it.
